Toilet base resealing

Toilet base resealing replaces the floor joint around a WC pan that sits firm, so mop water is not drawn under the base. It is for UK homes, and it is not a repair for a rocking pan or a leaking soil pipe. Send the quote form or WhatsApp with the postcode.

Who it is for

It is for a pan that sits firm. If the pan rocks, the fix is the fixings or the soil connection, and a silicone ring will hide that rather than solve it.

01

Close-coupled pans

The bead runs around the foot, kept clear of the soil outlet so a future leak is still visible.

02

Back-to-wall

The visible front and sides are sealed. A furniture unit that blocks the pan is mentioned on the quote.

03

Pan next to a unit

A boxed-in pan still needs a joint the mop can reach. The quote says if the side panel has to be eased, and a leak from the connector is not hidden behind it.

Included, and what this visit is not

Included

  • Cutting out the old floor bead
  • A sanitary joint around the foot that was quoted

Not this visit

  • We do not reseat a rocking pan.
  • We do not replace close-couple fittings, cisterns or soil connectors.
  • We do not hide an active leak with silicone.

How the visit runs

01

Say whether the pan rocks, and send the postcode.

02

If it rocks, the reseal is refused and the connector or fixings are named as the real job.

03

If it sits firm, the old floor bead is cut out.

04

A new sanitary joint is tooled around the foot, kept clear of the soil outlet, and left to cure before heavy mopping.

What the quote is based on

A firm pan is usually quoted from about £40 to £80. The price changes if the old bead is thick or the pan is boxed in by a unit.

Access around the pan

Whether a unit has to be eased

When people book

A cracked, missing or black bead at the floor, or a smell that is coming from under the pan after mopping.

Before the visit

Leave the floor dry. Move bins and scales away from the pan.

After the bead is tooled

Stay off vigorous mopping against the bead until it has cured. A small gap left at the back on purpose is normal where the soil pipe needs to stay visible.

Questions on this job

Will silicone stop a leak from the pan connector?

No. Water from the soil connector needs the connector repaired. Silicone around the foot is only a floor joint.

Why is a small gap left at the back?

So a later leak from the soil pipe can still be seen. A complete ring that hides the connector is the wrong finish.

Can I use the toilet straight away?

The pan can be used with care once the bead has skinned, but heavy mopping against it waits until the next day. The fitter confirms that before leaving.

How long does a toilet-base bead last?

On a firm pan and a dry floor it lasts for years. It pulls away if the pan rocks, or if bleach is pooled against a fresh joint.
