Wet room sealing

Wet room sealing renews the silicone at the channel, upstand and door on an existing UK wet-room floor. It is for rooms whose surface beads have failed, not a new build or a failed tanking membrane. Send the quote form or WhatsApp with photos and the postcode.

Who it is for

It is for an existing wet room whose beads have failed. A new wet room build, a leaked membrane, or a floor that needs relaying is outside this visit.

01

Linear channels

The joint either side of the drain channel is where hairline splits start. Both sides are counted.

02

Upstands and door lines

The vertical upstand and the screen or door track are separate joints. A former shower tray that was tiled over is not treated as a wet room.

03

Former tray under tiles

If the floor was a tray that has been tiled over, the quote treats the visible joints only. Water under those tiles is a tanking question, not a silicone one.

Included, and what this visit is not

Included

  • Strip-out of the failed surface beads that were quoted
  • Sanitary silicone tooled at the channel, upstand and screen lines

Not this visit

  • We do not tank a floor or inject a membrane.
  • We do not retile or move a drain.
  • We do not promise a ceiling leak will stop if the failure is behind the tiles.

How the visit runs

01

Send photos of the channel and any stain in the room below, plus the postcode.

02

If the photos show a surface bead failure, we quote the joints.

03

If they show a failed membrane, the reseal is refused.

04

On the day the old surface silicone is cut out of the channel, upstand and door line.

05

New sanitary silicone is tooled and the floor is left unused for about 24 hours.

What the quote is based on

Surface joints on a wet room often start around £150 and commonly fall between £200 and £400 when the channel, upstand and door are all included. The written quote is the price.

Whether the room below shows staining

When people book

A split bead at the drain, mould in the channel, or water escaping at the doorway. A ceiling stain below needs photos before anyone books.

Before the visit

Leave the wet room unused so the joints are dry. Keep the channel clear of bottles.

After the bead is tooled

Keep water off the new joints for about 24 hours. Squeegee the floor after showers so the channel is not left sitting full.

Questions on this job

Is this tanking?

No. Tanking is the waterproof layer under the tiles. This visit only replaces the visible sanitary joints.

Can every wet room be resealed?

Only when the floor and tanking are staying. A failed membrane needs a different trade.

How long is a wet room out of use?

The surface joints are done in one visit, often a few hours. Keep water off them for about 24 hours. A ceiling stain below is photographed first, because silicone will not stop a leak that is already behind the tiles.

What makes a wet-room bead fail again?

Water left sitting in the channel, a bead laid over old silicone, or movement in a screen track. Squeegee the floor after showers once the cure is over. That is aftercare, not a guarantee against a failed membrane.
